How Accurate Are Roof Measurement Reports? The Technology Explained

TL;DR

Roof measurement reports often quote an accuracy percentage. We explain what such a figure should mean, how the technology works — including how Roof Manager measures a roof — and what affects precision in real-world conditions.

What an Accuracy Percentage Should Mean

When a measurement provider quotes an accuracy percentage, ask what it was measured against (tape, drone or survey), on what kind of roofs, and under what imagery conditions. Even a well-founded figure describes typical results on good imagery; it does not promise that any single report will match it.

Roof Manager's figure: on properties with high-quality imagery, Roof Manager measurements can achieve 98.5% accuracy against an on-roof tape measure. Accuracy depends on the quality and visibility of the available imagery.

In practice, accuracy varies by property type and imagery quality. A standard hip or gable residential roof in a well-imaged urban area measures most reliably. A complex commercial flat roof, or a property where the imagery is old, blurred or hidden by trees, carries far more uncertainty.

How Roof Measurement Technology Works

Remote roof measurement providers use different methods. Some build 3D models from aerial imagery, stereo photogrammetry or LiDAR elevation surveys; some use AI segmentation models to propose roof planes and edges; others rely on trained people to trace the roof on the imagery. Whatever the method, the steps are broadly the same:

  1. Imagery: High-resolution aerial or satellite imagery (typically 10–25cm GSD) captures the roof from above
  2. Roof outline and lines: The outline, ridges, hips, valleys, eaves and rakes are identified — by a person tracing them, or by software proposing them for review
  3. Pitch: A slope is set for each roof plane, from elevation data where it exists or from the imagery
  4. Geometry calculation: The traced lines are converted into plane areas (with pitch), edge lengths and angles
  5. Material quantity generation: Area and edge data is combined with material specifications to produce the BOM

How Roof Manager Measures a Roof

Roof Manager does not use AI or LiDAR to trace roofs. A member of our team traces the roof from available aerial and satellite imagery. Our measurement engine calculates areas, lengths, waste and related measurements, and a person reviews every report before release. Automated checks can hold back a report whose numbers do not add up, and customers can request a re-trace. Reports are typically delivered in 1–3 hours, usually under an hour.

Factors That Affect Measurement Accuracy

  • Imagery age: If the satellite imagery was captured before a previous re-roof that changed the roof geometry, measurements may reflect the old structure
  • Tree coverage: Dense tree canopy over portions of the roof reduces visibility and accuracy
  • Complex geometry: Roofs with many dormers, cupolas, or unusual angles are harder to trace and to model, whatever the method
  • Imagery resolution: Urban areas in North America typically have the highest-resolution imagery; rural and international locations may have lower quality

When to Verify on Site

Where the imagery is old, blurred or hidden by trees, or the roof is complex, verify key measurements on site before placing a large material order.

Bottom Line for Contractors

On clearly visible roofs with good imagery, roof measurement reports give contractors figures they can estimate from. Where imagery quality is poor or roof geometry is highly complex, the report still provides a useful starting framework that a quick visual inspection can verify. Confirm key dimensions on site before ordering materials.
